When looking around for your dream home or building, you may find that building a house or building may cost a lot more than just the house.

Generally, size equals cost in architecture and build project quotes. However, there is always a trade-off between COST, SIZE and QUALITY. Normally we can assist with a combination of two on itemised costings, which would determine the third.

Here are our three main components to completing your home or project:

In our 37 years in operation, we have found that our clients discover in our preliminary assessments that the project budget will always exceed simply the dwelling build costs. Here at Strine we endeavour to share about the concealed works and costs that do not become unexpected project costs when building your dream home.

Did you know that around 50% of our prospect enquires underestimate the end to end costs outside of building the house. We will explore some of these variants regarding site location; rural or urban, site characteristics; bushfire zones, sloped, flat, zoning, State planning laws and development approvals.

We offer a full range of building needs from Alterations & Additions, Extensions, Modular Eco Kithomes, Green Architecture. From Garden Studios $150K to 3-storey multimillion dollar homes, we have the right sustainable home options for you.

Fully Enclosed Covered Area (Garage)

We offer a range of options from outdoor UV sail carports, 2-car carport structure, right through to 2 and 3 car garages with key remote lockup.

Un Enclosed Covered Area (Verandah)

With our passive solar designs and North orientated blocks we also recommend grapevine or climber vines to be planted on North facing verandahs. This provides a natural shading of foliage in summer and maximum sunlight in winter. Perfect for managing the weather ranging conditions of the harsh Canberra climate.

Includes Builders margin

House slab options, Prefab walls, roofing and all of the structural and interior fittings.

Preliminary costs such as; fencing, first-aid

Remoteness

Remoteness from supplies and head office outside of 40km’s as an example can add costs to any construction project.

External works

Driveway

Gravel or concrete.

Quality of Oversight

Building in the NSW and ACT, are two regions that are mandated to undergo many building approvals across a wide-spanning range of consultancy checks such as fire, trees and engineering. Council requirements continue to grow in paperwork and costs. Sometimes it is easy to have the experts manage all of these complicated relationships, oh and the cost isn’t getting any cheaper.
